Del Webb at Trinity Falls is one of the more established active adult communities in the DFW area, where you can find both new construction and resale homes — and it's worth understanding what you're actually buying into before you tour a model home or look at the existing homes.

The community offers three home plans ranging from roughly 1,100 to 3,000 square feet, priced from the mid $300s to $800s+, across about 1,100 homesites.

It's worth understanding the difference between the existing and new sections. The original floor plans have since been retired, so while homes in both sections are similarly sized and all single-story, the plans themselves are different. The newer section also offers some design options that weren't available in the original release — including beamed ceilings and sliding doors for indoor-outdoor living, among other upgrades. Whether new construction or resale is the better fit really comes down to what you're looking for in layout and finishes.

That range matters: it means there's likely a floor plan here that fits your budget and your square footage needs, not just a one-size-fits-all product — whether that's a new construction or resale home.

A few things I'd want to know before touring, and that most buyers ask about eventually: you'll maintain your own yard here — this isn't a lawn-service-included community. You'll also pay into two HOAs, one quarterly to Del Webb and one smaller annual fee to Trinity Falls.

The Del Webb Amenity Center

The 10,000-square-foot amenity center is where a lot of the day-to-day life in this community happens — pickleball courts, bocce, and a resort-style pool outside; a fitness center and yoga/aerobics studio inside, along with space for the neighborhood's clubs and social groups. A full-time, onsite Lifestyle Director runs the calendar, so there's a steady lineup of things to do if that's what you're after, and nothing forcing you to participate if it's not.

This amenity center is reserved exclusively for Del Webb residents. It's a private space within the larger community — so while Del Webb residents have full access to everything Trinity Falls offers at large, residents living elsewhere in Trinity Falls don't have access to this amenity center. That exclusivity is part of what makes the Del Webb section feel like its own community within a community.

A second amenity center is planned for the newer section of the community — worth factoring in if you're comparing homesites, since it changes what's within walking distance depending on where you land.

Part of the Larger Trinity Falls Community

Del Webb is a section within the larger Trinity Falls master-planned community, and that's a meaningful distinction — you get everything inside the Del Webb amenity center, plus full access to what the broader community offers, anchored by two additional clubhouses, the Lodge and the Club, along with beach-entry pools, a food truck alley, event lawn and event space, outdoor grills and patios, pool cabanas, a fitness room, meeting space, pickleball courts, a dog park, nature trails, disc golf, and playgrounds. Trinity Falls' own lifestyle team runs 100+ events a year on top of what Del Webb offers on its own.

It's worth noting that access runs one direction: Del Webb residents can use everything across Trinity Falls, but that access doesn't flow the other way — residents in the broader Trinity Falls community don't have access to the Del Webb amenity center.

For some buyers, that layered structure — a private 55+ section inside a larger, more general community — is exactly what they want. For others, it's worth a conversation about whether that's the right fit compared to an all-ages-restricted option. That's the kind of question I help buyers work through.
